What are the prerequisites?
The Real Estate Services Act requires that applicants for a licence shall be of “good reputation”.
You must be 19 years of age to be licensed (can start course younger, but cannot apply for license until 19 years old)
You can start any course and finish any course, but you must hand into UBC their English requirements, BEFORE you apply to write their exam. See UBC Sauder School of Business.
Do I need experience?
Having experience in sales is always an asset. But having the drive and motivation and knowing you believe in yourself is very important. I’ve seen the quietest people in our classes be very successful, so you know if you will enjoy working with people or not. Selling Real Estate for example is not a hard product to sell. Everyone wants and needs real estate, but do they need and want real estate through you?! So you are the product being marketed for the most part. Take care of your client, and your client will take care of your business. This is a self employed type career. One that you can work at your own pace to be as successful as you choose. The sky is the limit! Experience is gained on the job. Training is provided by your company or Real Smart.
Do I have to register with UBC?
Yes, you must pre-register with UBC Sauder School of Business prior to coming into the Real Smart class so you have all the books necessary. We will provide you our books, but you still need the UBC material in order to pre-read before our class and to go home and do the assignments required by UBC, before you can write their exam.
What happens if I fail the UBC exam?
You can write the UBC exam every 90 days and pay a fee of approximately $125 each time. You must pass by 65% and you only have 3 hours to answer 100 multiple choice questions. The UBC Paper Exam can be taken 4 times a year, or you can take the UBC Computer Exam Mon – Fri at 9:00 am or at 1:00 pm once you have completed their requirements. The computer exam is an extra fee of approx $125.

NOTE: UBC gives you one (1) year to complete all 20 assignments and to meet their English requirements. You can register to write their exam once you have completed and passed the assignments (passing rate of 60% is required) and your proof of English has been handed in to UBC — all within the year.
What is the difference between the UBC Real Estate and Mortgage Broker courses and the Real Smart Program?

My friend already has the UBC books, can I just borrow them? Do I have to be registered with UBC?
Yes & No. If your intention is to just take the course and NOT write the UBC exam then yes, you can borrow your friend’s books and come into our class and pay our fee to receive our material. But, if your intention is to ultimately write the UBC exam and possibly get licensed as a Realtor or Mortgage Broker, you will need to eventually register with UBC and pay their fee in order to be allowed to write their exam. There are assignments to complete in these books and if you are borrowing from a friend, you may also be tempted to look at their answers. This does not help you to learn the material or pass the exam.
What happens if I am having a hard time with the calculator or need more help?

What is Real Smart’s Cancellation Policy?
Sometimes situations change and a student may find they have to cancel or withdraw from a class. Real Smart’s cancellation policy is as follows:
1. If a student cancels 7 days prior to start of the course, a full refund is issued.
2. If a student withdraws from a class within 7 days prior to class starting, only 50% of the course tuition is refundable. If the student would like to move to the next available class, this 50% charge will be waived, but a $100.00 processing fee will be charged.
3. Once a student is in a Real Smart class the entire course fee is non-refundable.
I’ve already completed a few assignments; do I need your whole course?
Each assignment must be completed before you register for the UBC exam. Understanding these assignments is very important to your success at passing the UBC exam. No matter where you are in the UBC course, taking the Real Smart classes will give you a fresh beginning showing you methods of math so simple you will be pleasantly amazed. Just going through the motions of completing the assignments is not enough. You must know how to properly read a question, what to look for, what the tricks are, and more.
I have failed the UBC exam before, should I take your course?
Yes, absolutely, we can help. Don’t get discouraged…now you know what to expect! This is a challenging course to do on your own. The biggest mistake some people make is that they are not willing to seek help. This is your career. We will accerlate your learning process and get you passed, so you can get on with your drams and start making the income you want now! We write the UBC exam every year, so we keep on top of the questions they are asking.
You can request a Post Exam Review from UBC. It’s about $35.00 and will show you all the “types” of questions you got wrong, which will help you see your areas of weakness. I was a Realtor before or challenging the exam; can I just show up and write the exam?
Being a Realtor and passing the UBC exam are 2 different things. You may have great industry experience and this will assist you in understanding many things the course entails. It doesn’t however, prepare you for how the exam questions are designed — the double negatives and the questions that offer you several choices that all look right.
I’m working in the industry now, do I really need a class?
Like the Realtor coming back into the industry, you have great experience, but knowing the industry and getting through this course is very different. We will teach you proper study habits, give you quizzes, form study groups, and walk you through a series of easy to learn calculator formulas that are invaluable to the exam, and exclusive to Real Smart ©. We will make sure you understand the course and pass the exam.
I have passed all my assignments; could I just get help with the math?
We can certainly teach you just the math; but, what we have found in our over 10 years in business, is that although many people get through the assignments, they have just gone through the motions and don’t really understand the concepts. The UBC exam has many questions on it that are very similar to the Real Smart assignments so it is highly recommended to take the entire Real Smart program. We will start teaching you the math formula the very first class, show you the ‘exclusive to Real Smart only’ Calculator Formulas. You will be able to read a math question, know what they are asking for, pick out your formula, and distinguish what is key and if there is a trick. We also do a quiz before every chapter so you can have the advantage of taking a test daily! This will help you learn to understand how UBC words their questions.
Can I take both the Real Estate and Mortgage Broker courses at the same time?
Yes, you can. UBC will charge you their full fee to take both courses. We will charge you our full fee for one, and half price for the other. You could also wait until you pass one exam, and then apply to UBC for their “supplemental course” and they reduce the fee. Check this out on their website www.sauder.ubc.ca/realestate.
Can I write the exam right after I’ve completed the Real Smart course?
Before attempting the exam you must have accomplished two things.
1. You must have completed and passed all the UBC assignments
2. You must have handed in a copy of your English requirements
Once you have completed these requirements, you may then register for the exam on the UBC website. You will complete Real Smart’s Study Plan so you will know what to study, how to study, when to write the exam and how to write the exam.
We do not want you to book the exam and just “try it”. There is a HUGE failure rate with people who take this exam by themselves and are not prepared. We make sure you are!

Do I have to register with UBC and pay their fee too?

All you’ll need is an internet connection, registration in the UBC course (Real Estate, Mortgage Broker or Rental Property Management), and an HP10B11 or (+) Calculator. You will have 90 days to access all the videos for every chapter of the UBC course, including all Law and Math, complete with quizzes, reviews, mock exams and more.

What are the English requirements?
