Real Smart Studying Tips
Studying Tips:
- Each day you are studying, start writing out the math formulas as you would on the exam, so it will be instinctual on the exam.
- The exam- Real Estate is typically 20 – 25% math (there is an exam with 40% math), Mortgage is higher 30 – 35% (but may not be as well) SO this means, now spend 75% of your time studying on LAW!!! Practise the math for sure, but concentrate on the Law.
- Read over Chapters 1 & 2 again
- Go to the back of the ESG ( MSG for Mortgage Brokers) and now do ALL the questions for those chapters. What you don’t understand, look it up in the Real Smart Workbook, Online videos, the UBC book or Google it or email Real Smart for help.
- Print out a fresh copy of your Assignments and do them again for example day one do Assignment #1 which is chapters 1 & 2.
- Practise a lesson of Math, but write out all the formulas first.
The biggest thing is to not let anything go if you don’t understand it.
LAW – Cover up your answers. Read the question, formulate and answer. If you can’t then you don’t know it, so back to the books or online real smart videos and learn it. If you know what the question is asking, then uncover each answer, reading every word carefully…. then choose the right answer.
MATH – Read the answers! Often the clues in the answer. Look for the tricks
- Ask yourself: this answer is what I “HAVE” is this what I “Need”?
- I come out with a Nominal Interest rate in the math question, but do I change this to Periodic?
- Is the Interest rate in the question in its Nominal state or Periodic. Ex: 4% interest quarterly. Periodic: 4 x 4 = 16 so J4 = 16%
- Is there a Pmt in the question? If so, chances are you do not need to Convert T.

How important is passing the Real Estate exam to YOU?
When you are about to take a course, any course, have a plan in place. What are you going to do if you or someone in your family gets sick while you are in a course? What happens if you hours at work change? What happens to you if you don’t understand something in class are you prepared to ask for help? Is help available? Did you ask the company whose course you are just about to take?
But first, how important is passing the real estate exam to you?
Extremely
-I am prepared to give up my social life and studying every day after work and on weekends
– I will find the best tools possible to assist me in my learning, form study groups, find the best training company to get me passed. I can see Success!
Fairly
– I will seek out the best training available to teach me the course
– I am prepared to do my homework, but if I don’t get to it, it’s not the end of the world – I have time.
– I can’t or won’t give up my children’s soccer game, movie night, golf games or Friday night outs – life it too short.
Unsure
– I will attend class, but if I miss a few I will just read up on it. I doesn’t matter that I didn’t read the notes before class or practice the math at home, that‘s what class is for.
– I don’t even know if I really want to be a Realtor or a mortgage broker. Can I really make a living at this? How am I going to pay the bills? Whose idea was this anyways?
– Perhaps there is another driving force behind you taking this course. That is their motivation not yours. Tough to get into the groove of studying if it’s not what YOU want.
A person’s success of passing is directly related to how proactive they are before, during and after a course.
Why is that? Well, this type of person sees the Big Picture. The Before I start what are the best tools that I need for the best chance of passing. The During, what can I do to ensure I keep on top of the material and always be ahead, never behind in the work, and the AFTER how can I keep what I know and how am I going to continue studying person sets this all up first.
Visual – when taking a course do you prefer to have an Instructor teach you the topic and show you visually examples of the topic, so you can hear and see what it means. Then you are a visual learner.
Most people are. But that been said, hearing it once may not be enough. One must still put the time into a course by reading, practising, studying, making notes, review cards etc. One must keep the information on the top of the mind at all times. How can we do this, there is so much to learn and so much information keep in my brain you ask? Well having a tool that can do this for you will take off that burden. Listening to the material will help. As mentioned keeping Flash Cards with you and continuing asking yourself questions and elaborating on the question asking yourself more questions about that topic. Another great tool along with making notes of the most important information is to take part in an Online Video Course.
Repetition – do you learn something the very first time you hear it or see it or be taught it? Don’t feel bad, most people take 3 times of hearing something before they clearly understand it.
So are you prepared to go back and read the material over and over again to ensure you understand? Or would you like a system that could allow you to click, sit back and watch online videos of the course where you are in control of how fast the lesson goes, how often and when and where you can learn the lessons. Then the online course is for you, definitely!
Hard Copy- Need an Instructor kind of person?
Yes, I agree it’s always great to have the “hands on” approach to learning with hard copy of the material. How do I choose the right Real Estate or Mortgage Broker company for me?
Let me count the ways……..
The 1st thing you should know is they are NOT created equal.
The 2nd thing you should know is the company is only as good as the people running it! Anyone with some cash and hopefully experience can purchase a franchise. This is not to demean any company, rather to have you understand the difference between a company that is run successfully and one that is not is determined by who is running it and how.
You want to ensure you meet the managers. Set up appointments at 4 or 5 companies and actually go in and meet the manager. Ask him or her pertinent questions like, how many people work here? What is the average wage people are making? Are you available to help me when I am first learning? Is there a training program? If so what does it look like? Be careful here. Ask what exactly is the training program, who teaches it, it is hands on or just theory. You need practical hands on training to not only tell you but show you how to handle objectives, negotiate the offers and your commission.
Do your homework, check out the companies, so when you choose the company to work for, you will know all about the others. When you are not making the money you want, if you didn’t check the other companies out, you will start blaming the company you are in and move to a new company and maybe move again. Then eventually you move right out of the business. Its not me it’s my boss attitude can be devastating to your career. If you are not getting the training, support and guidance you need when you first start, you are working an uphill battle all the way.
Every company pays you on commission. You will earn a percentage of your commission each sale. Let’s say you start off at a Real Estate Company for 60/40. When you sell a house and let’s say get the selling commission of $7,000. You will get 60% of that ($4,200) and your company will get the balance. As you earn more money, this will be brought up to 70/30 and then 80/20….typically. You can work for companies that are 100%, meaning you keep all 100% of the cheque but you then pay a higher monthly fee and pay for most things in the office.

Why do you want to change your career?
You must find the reason behind you wanting or having to change careers. Perhaps your company has downsized and you find yourself out of work. Maybe it’s been years since you had to make up a Resume or be part of a job interview. Don’t worry, things haven’t changed that much. You could look at this as a blessing in disguise. Now is your opportunity to make change. Go the direction in your career that you always wanted to but didn’t. Seize the moment, carpe diem and all that! It’s true.
Changing careers can either be a nightmare or an opportunity. Your glass if half full or half empty kind of thing. I know you have heard that before, yada yada, but it all comes down to believing in yourself. If you are thinking of a career in Real Estate who cares if the Real Estate market is “bad” or “slow”. You just learn to work each market. There are realtors making a fortune in the states from foreclosures..sad but its reality. You need to make up your mind, not listen to watch others are telling you. Do you want to sell real estate? Are you willing to work hard and put the time in needed for the first couple of years? Well, then you have your answer. Anything will work if you believe it will. It is true!
Wanting to Change Careers just means you are a little farther ahead in knowing what you want and that’s great. You know you want a change, or add onto the career you already have. Perhaps you are supplementing your income. Whatever the reason is for changing your career into Real Estate you must do your homework first and discover what part of real estate you want to work in. Show homes, work for investors, developers and which company should you work for. They are not created equal.

Here is the story of Real Smart… Grab a coffee!
I used to work for a University and I loved what I did. It was not too demanding, the hours were great pay was decent and the students were wonderful to work with. It worked for my life as a mother of 3.
I could see the shift happening throughout the entire company. People moving to other areas and departments getting closed down. I decided that’s it, I’m done. I’m going to make a change. But part of that decision came because I felt the worst case scenario was I felt confident enough in myself to know I could get work elsewhere doing something. I knew I would never be out of work. It may not be what I wanted right away, but I could pay the bills until I did. So I dusted off my resume and ironed my dress up clothes and off to interviews I went. I loved teaching so I arranged to sit in some elementary school classrooms to be a helper to see if I would like that type of job. Then one day as I was sitting in an elementary school classroom thinking I wanted to work with children, I found myself reading the UBC Real Estate Manual while the children were out at recess. I had the UBC book in by purse as I was thinking of studying to get my license again. It’s what I used to do was sell Real Estate for 15 years, so It seemed logical to go back to what I know, or so I thought. I sat there and had an Uh HUH moment as Oprah would say, and said to myself what are you doing Sandy? You are sitting here inside reading the UBC Real Estate Manual while you should be outside playing with the children! That was the exact moment I found my passion! It’s ok to try things and not like it. Getting things wrong is how we determine how to do them right. I was so excited I couldn’t wait for the school day to end. Ironically enough just being in that classroom that day, where one goes to learn, I actually learned what I wanted in life. Go figure! Teachers Rule!
As life would have it, I started getting phone calls from companies I had applied to and really wanted to work for. I couldn’t believe myself when I actually turned the offers down as I had decided right then and there at that school sitting in that classroom, that I would create the BEST Real Estate course available to anyone in BC. I knew exactly how I wanted it to look like. No shorts cuts, great valuable material, with all the “how to” answers. I wanted to rip apart the UBC math and make it so easy that the person who hates math will love it.
So I went to work and wrote the Real Smart Workbook, created visual aids and wrote the material the way I wanted to learn, which is what I believe how most people want to learn. I started out in the basement of my home with a few people tutoring one on one, that led to a small class, which from word of mouth led to more classes. I started hiring one instructor at a time and personally taught them the way I wanted the class to be taught. With respect, kindness, understanding, compassion but with directions and focus. Which eventually led to me purchasing a location for our Training Centre. Now we have several classes and several Instructors all of which have come through the Real Smart program themselves. I don’t hire out, I hire within. Our Instructors are paid very well and they perform extremely well. Their upgrading educational courses are paid for by Real Smart so we can ensure our students have the happiest and best trained Instructors.
Owing a company in today’s world is somewhat like being on a roller coaster. It has its ups and downs, but it’s how you handle each one individually. What do they say, it’s not what happens in life that matters, and it’s how you react to it. So true. Now, what I do is run the company from another perspective. I’m always asking myself, ok, this is working, so how can I make it better and what can I do to make their learning easier, faster and still fun. So I introduced the entire course on a Online Interactive Video course. Now that this is up and running successfully, we are working on future ideas.
I often get asked “Aren’t you afraid of your Competitors stealing your ideas”?
You see when you create something new that works well, because you are working extremely hard behind the scenes to make it work well, others see this model working and often think that looks easy, they can do it too and start copying you. Competition, they say it’s flattering to watch others take your great ideas and use them as your own. I think that must have been said by someone who never had a single idea in his life! Well, one can sit back and sulk that others area basically stealing your ideas, copying your words that you write or one can realize that is life and just continue to be the best. I’ve e always stayed 5 steps ahead of the competition. Like Toyota who invited their competitors into their plant to look and learn from it. People thought they were crazy! Well they are always 5 steps ahead of their competition too. By the time our competitors get caught up, we are again miles ahead with new, better more innovative things. I keep the competition close at hand, but my focus and energy is on our students and providing the best quality course. I love the rush of new ideas. The creative process that leads to discovering a great new innovative idea that my students will love. I was there, behind the books studying trying to understand the Real Estate course and having a hard time in my early 20’s when I first started. There was no good training available and I found it so frustrating. So in my 40’s I started up Real Smart Inc.
My #1 reason for starting up Real Smart Inc. and what keeps me going is and was to raise the bar of the Real Estate industries education to one that will be very highly respected and regarded. How to Start Studying for the Real Estate Exam

#1 What Is Your MOTIVATION?
You need to understand your own MOTIVATION to get you studying. You should be asking yourself a few questions before you start to see where your motivation is coming from.
- What do you hope to gain from taking this course?
- How will taking this course and passing change my life?
- Am I prepared to give up my social life?
- Am I prepared to study every day and on weekends?
- Am I prepared to Not Make Excuses when it gets hard, buck up and study?
- Am I prepared to seek help if I need it?
Where is your motivation coming from? Was this your idea to take a course or is someone else telling you to?
It’s extremely tough to put your heart and soul into studying when you are not the one that signed up for this. Make sure it’s what YOU want. Sometimes we just have to do what we don’t want to for many reasons, so get a clear understanding of why you are about to take on a course and jump in with both feet or stop and make that decision before you start, if you can.

MORTGAGE RULES – New Changes!
On July 9th, 2012 Ottawa is changing the rules for government-backed insured mortgages.
Mr. Cameron Muir, Chief Economist for the BC Real Estate Association, says these changes will not affect everyone, only some homebuyers – mostly those opting for high-ratio mortgages due to low down payments.
Changes include:
New mortgages will be subject to: (government-backed)
• fixed maximum gross debt ratio of 39% and maximum total debt service ratio of 44%.
• reduced mortgage amortization periods from 30-years to 25-years

- Single-Family Homes
Over the past few years, single-family homes in the Vancouver area have been in high demand. This demand has driven the price of the average detached home to just over $1,000,000. Because this increase is due to demand rather than speculation, most experts do not fear a bubble.
- Multi-Family Homes
Since many first-time buyers can’t afford pricy detached homes, new condo construction is outpacing new detached home construction. Over the past several months, the price of condos has stayed relatively flat, and will likely go down as more are built.
- Employment Numbers
As far as the housing market goes, more jobs mean more homeowners. Though B.C. lost around 2,000 jobs last month, the general trend has been positive. As the employment numbers continue to improve, so will the B.C. housing market.
- Interest Rates
Since mortgage rates are currently at a 25-year low, thousands of prospective homeowners are jumping at the opportunity to take out advantageous fixed-rate mortgages. Though interest rates will go up in the near future, most analysts say that it won’t be by much.
